What is submetering?
Submetering is the installation of metering devices with the ability to measure energy usage after the primary utility meter. Submetering offers the ability to monitor energy usage for individual tenants, departments, pieces of equipment or other loads individually to account for their actual energy usage. With submetering, a clear and accurate picture of how and when energy is being consumed inside a facility is created.
Submeters are physical metering devices that monitor electricity, gas, water and other utilities. United Utilities sell services and use utility grade meters to gather this information; submeters mirror this data collection for companies that install them. Submetering provides facility managers with the measurement capability to better control energy usage in a building.

Can you submeter water?
A water meter is installed in the water line before each apartment or store. United Utilities delivers innovative water meters and programs for the multi-family, condominium, mobile home, commercial and military markets. We are also capable of doing Ratio Analysis Billing (RUBS) where metering is not practical. With ever rising water and wastewater costs water submetering is an effective way to promote conservation. By utilizing water meters from Master Meter, Neptune, Elster Amco and Next Century we are able to design a water submetering system for any situation.

How about electricity?
The rising cost of electricity is a universal concern. The escalating cost for electricity pose problems for property managers, condominium owners, condominium boards as well as residential apartment owners and managers alike. At United Utilities, we know that creative solutions are needed to help manage the expense of providing in-suite electricity and to control electricity costs in afair and easy manner. With electric meters from IMS, E-Mon and EZ Meter we can design and install a system that is right for you.

Is submetering gas possible?
Gas is an extremely useful utility to monitor. These processes are especially important during the colder months, when the gas expenses tend to increase. Gas is an essential utility for performing heating processes. It can be used for many other things, including gas stoves. Monitoring your gas consumption can help you minimize your expenses, without compromising the comfort of your building. This can also help alert you when your gas consumption experiences any irregularities, which can ensure that you can catch any problems with your gas utility use in the early stages, including potential malfunctions with your equipment.

How about heating & cooling systems?
With the ever-increasing cost of energy, it is vital for consumers to have the ability to accurately measure their energy consumption. Heating and cooling meters provide this information to consumers by measuring the physical flow of the energy used. In situations where we are unable to measure the individual flow of energy for heating and cooling we can utilize a variety of run-time meters to effectively and accurately allocate the energy cost.
-
Why submeter anyway?
Submetering systems provides several benefts, whether promoting conservation, operationally or a combination of these. Some of the major benefits are Promoting conservation, Reducing your administrative burden, Stabilizing rents, Reducing operating costs, Increasing property value and Improving cash flow.
-
Are there any benefits?
- Accurate energy monitoring, real-time energy consumption
- Granular in-depth review of facility energy data
- Better informed to make decisions that can help optimize energy performance
- Ability to record actual energy usage (no estimates)
- Comparison of usage across similar facilities over time
- Ability to identify and eliminate wasted energy
- Early access to maintenance issues for repair before critical equipment fails
-
What Is energy cost allocation?
With rising energy costs and a greater emphasis on energy efficiency, all types of facilities are looking to better understand their consumption and what is driving increased water, gas and electrical bills. Submetering gives the user the ability to monitor individual items, so that energy costs can be allocated to different departments, processes or tenants. By using this data, energy costs can be allocated to each of these items, giving management a better understanding of the true costs associated. With rising energy costs and a greater emphasis on energy efficiency, all types of facilities are looking to better understand their consumption and what is driving increased water, gas and electrical bills. What Is a remote data logger (RDL)?
A small computing device that collects wireless data signals from multiple transmitters or transceivers for the purpose of recording utility consumption data. This device may be connected to a phone line, the internet through a router or a wireless phone connection. Billing providers access the RDL remotely to download usage data.
-
What is a repeater?
An electronic device used to strengthen and enhance a wireless data signal so that it can be read by a remote reading device or data collecting unit (DCC). Next Century repeaters are the best in the industry with a range of 9-10 miles.
-
What is a transmitter?
An electronic device used to send meter data wirelessly from the meter to a small computer also know as a data collector (DCC) that collects that data for the billing company.
-
What is a transceiver?
An electronic device used to send meter data wirelessly to a data collector (DCC) and to receive commands from the Billing company. This device is able to both transmit and receive. United Utilities specializes is the submetering system that incorporates this device. This device is what makes Next Century different from its competitors.
